Pro-Tip on Hybrid States: If your ultimate goal is owning the actual physical real estate rather than just collecting interest checks, many investors bypass traditional tax liens entirely and head to "Redeemable Deed" states like Texas or Georgia. In Texas, for example, you buy the actual deed at auction, and if the owner wants it back within 6 months to 2 years, they legally must pay you a flat 25% penalty on your entire winning bid amount, regardless of whether they redeem 1 day or 180 days later.
